There is, however, also a simpler path for people who have access to credit clients but don’t want to learn the whole profession right away. Many people use this term colloquially when looking for someone to guide them through the thicket of bank paperwork. From a legal standpoint, though, the correct term is credit intermediary or an agent of an intermediary.

Understanding this difference is the first step to building a career in the financial industry. Polish law clearly separates activity related to mortgages from purely consumer financing. Each of these areas requires meeting different formal requirements and entry in the appropriate state registers. That’s why it’s worth getting to know how the market works before you start advising your first retail clients.


What exactly is a credit advisor?

In the colloquial sense, it’s a person who analyzes a client’s finances and helps them get the cheapest loan on the market. The daily work includes checking regular income, verifying a person’s history of obligations, and analyzing the down payment and financial goals. A good credit expert doesn’t just hand the client a stack of bank forms for a quick signature. Their task is to precisely match the available offers to the real capacity of the interested family’s household budget.

In practice, the work consists of patiently explaining intricate banking parameters and definitions. You have to be able to explain simply how the interest rate, margin, commission or potential costs of early capital repayment work. The more complicated a client’s income situation, the more valuable the help of an experienced specialist becomes. A professional can spot hidden risks that an ordinary consumer usually doesn’t notice in the contract at all.

Most people in this industry don’t take payment directly from the client looking for financing. The standard model is receiving an appropriate commission from the bank after the funds are successfully disbursed. This way of operating is common, but it requires full transparency during information meetings. The client must always know whether a given advisor is presenting the offer of a single bank or comparing options from the whole market.

This way, a beginner credit advisor gets access to procedures, calculators and support from more experienced people. It avoids the need to build a company from scratch and negotiate agreements with banks yourself. It’s a good environment for learning the craft on real cases.

Among the recognizable intermediaries working with mortgage banks, you can come across brands such as Lendi, Notus, Expander, mFinanse, Credipass, the ANG group, Feniks Finanse, Platinum and dr. Finance. For a beginner, what matters is not only the logo on the business card but, above all, the number of banks on the panel, the quality of the training, legal support and clear rules for settling commissions.

A simplified path: referring credit clients

Not everyone has to become an intermediary right away, pass the KNF exam, learn the procedures of a dozen or so banks and guide the client through the whole process. If you’re in contact with people who are genuinely planning a mortgage, a cash loan or business financing, you can treat this knowledge as a separate career path in finance. In practice, it consists of connecting an interested client with an experienced expert, without taking on the creditworthiness analysis, the talks with banks or responsibility for the documents yourself.

This model is good for real-estate agents, accountants, entrepreneurs, locally active people and anyone who often hears from friends: „I’m looking for a loan, but I don’t know where to start”. They gather documents, do a preliminary assessment of financial capacity and arrange follow-up meetings. Only after gaining fluency in conversations with bank analysts do they move on to handling cases independently. This model of working with an experienced expert reduces the risk of costly mistakes. The pay is then around 0.1% of the loan amount — so if the loan was for 450,000 PLN, the assistant can receive 450 PLN for „processing the paperwork” and keeping an eye on the process. So if some credit office disburses 15 loans a month, they may well agree to take on an assistant.

Theoretical knowledge is useful, but practice quickly shows how much you really know. Different banks interpret income from business activity, seasonal work or civil-law contracts differently. A lack of access to up-to-date procedures and calculators often ends in a poorly matched offer or a rejected application. That’s why the back office of a larger partner makes the start much easier.

How to handle cash loans?

Focusing on consumer loans and credit is a common choice for those taking their first steps. Such activity requires obtaining an entry in section II of the register of consumer credit intermediaries kept by the KNF. Merely sending in the documents doesn’t yet entitle you to process applications with clients. You have to wait for the entry and the assignment of an RPK number (the credit intermediaries register).

The procedure for consumer financing is fairly quick. The basic requirements include a certificate of no criminal record, an active business, the right PKD codes (the Polish Classification of Activities) and proof of payment for the application. Entering a credit intermediary in the KNF register costs 600 PLN, and amending the entry 200 PLN. If the documentation is complete, the KNF usually makes the entry within fourteen days.

It’s worth being clearly aware that state entries don’t mean strict, daily supervision over such an entrepreneur’s activity. A positive official verification is merely the formal beginning of a long road in the world of financial services. A truly stable position on the market is built by reliably informing clients about the total costs of the loan you recommend. Full transparency and an honest assessment of repayment capacity are the best way to earn priceless trust.

Formalities for mortgages

Home loans are long-term, high-value products, which is why they’re subject to strict regulations. Acting independently as an official mortgage credit intermediary requires meeting the requirements of the Act on Mortgage Credit and the Supervision of Intermediaries and Agents. The KNF verifies the competence of people offering such services, and the road to authorization requires good substantive preparation.

A key condition is documenting economic or legal knowledge. People with the appropriate education can use exemptions, while the remaining candidates take a state exam on the Act on Mortgage Credit. The KNF exam costs 600 PLN and covers, among other things, mortgages, consumer protection, land and mortgage registers, the valuation of collateral, the assessment of creditworthiness and ethics standards.

Only after passing the exam or demonstrating the appropriate education can you file an application for authorization. The KNF conducts the proceedings and makes an entry in section I of the register of credit intermediaries, and the stamp duty on the authorization application for a mortgage intermediary is 616 PLN. A positive decision lets you legally represent banks in the mortgage-granting process.

Working as an agent of a mortgage intermediary

A significant part of the market doesn’t choose to obtain a mortgage authorization on its own. A popular path is working as an agent of a mortgage credit intermediary. In this arrangement, you operate under the banner of a company that has agreements with banks and reports the agent to the KNF. The agent’s entry itself in section I of the register of credit intermediaries doesn’t require KNF authorization from the agent and isn’t subject to a fee.

This practical solution lets you start work faster. From day one, the agent gets document templates, training and legal support from headquarters. At the same time, they have to follow the procedures set by the business partner. It’s a good compromise for people who want to acquire clients on their own but need an organizational back office.

What knowledge does an advisor’s job require?

Reading interest-rate tables is only part of the competence needed. The foundation of the profession is the skillful calculation of creditworthiness in various life scenarios. You have to know how banks treat mandate contracts, employee per diems, business activity or social benefits. Even small obligations, such as card limits, can lower the maximum financing amount.

The second important area is the real-estate market. A mortgage expert should understand how land and mortgage registers work and the differences between the primary and secondary markets. Knowledge of developer contracts, easement entries and the property valuation process also comes in handy. Without this knowledge, it’s easy to expose a client to losing their deposit or to a delay in the transaction.

Equally important is clear communication in stressful moments. For many people, buying a flat is the biggest transaction of their life. Bank analysts often ask for additional certificates at the last minute, which makes buyers anxious. The advisor’s role is to ease the tension and calmly explain where the delays come from.

Daily life and earnings in the credit industry

Work in finance is sometimes less spectacular and more administrative than popular films suggest. A large part of the day is taken up by checking certificates, scanning documents and filling in forms. Success is determined by good work organization and keeping to the deadlines imposed by analysts. A lack of accuracy quickly ends in a rejected application or an expired decision.

A credit advisor’s earnings depend on the form of cooperation, the specialization and sales effectiveness. A bank employee usually has a base salary and a bonus, while an independent intermediary earns more on a single transaction but bears the costs of an office, marketing and tools. For mortgages and cash loans, the pay is often calculated as a percentage of the disbursed amount, frequently with volume thresholds and a commission-clawback rule when the client withdraws from the agreement or repays the financing quickly.

A separate niche is business loans, leasing, factoring and equipment financing. In this segment, the settlement model is sometimes more flexible: the intermediary can receive a commission from the financing institution, a brokerage fee from the client, or a combination of both, as long as the terms are clearly disclosed. For people with knowledge of accounting and the needs of entrepreneurs, it’s an interesting alternative to mortgages and cash loans alone.

The hardest thing for newcomers is acquiring clients regularly. You quickly have to build your own client base through referrals, relationships with real-estate agents, local accountants and developers.
